A rezoning of the property from B-2 to B-3 would adversely impact the adjacent <br />residential properties with additional noise, additional traffic and additional parking <br />as a result of the more intensive commercial businesses that could locate in the <br />facility. <br /> <br />2. The Property does not have adequate access to support the more intense <br />commercial uses. <br /> <br /> 3.
