8140 Long Lake Road Minor Subdivision Report <br />December 21, 2005 <br />Page 2 <br /> <br /> <br />Park Dedication Requirements <br /> <br />Every subdivision of land is subject to park dedication requirements, however, because this <br />minor subdivision, in and of itself, will not cause a more intense development and because the <br />future redevelopment of the land, including Parcel B, will be subject to a park dedication fee, <br />Staff is recommending that the fee be waived on this subdivision, but be imposed on the larger <br />redevelopment project. The redevelopment project, if approved, will be creating a more intense <br />development than what currently exists and therefore, it would be more appropriate to charge <br />the fee at that time. The park dedication fee is decided upon by the City Council and they could <br />determine that the fee should be charged as this time. <br /> <br />Easements <br /> <br />With every subdivision of land, the City requires that drainage and utility easements be <br />dedicated around the perimeter of the lot. The Certificate of Survey provided by the <br />applicants does indicate the presence of proposed perimeter easements on Parcel A. The <br />easements for Parcel B will be dedicated if and when the redevelopment project occurs. <br /> <br />Recommendation: <br /> <br />Staff recommends that the Commission approve Resolution 821-05, a resolution <br />recommending approval of a minor subdivision of 8140 Long Lake Road. <br /> <br /> <br />Respectfully submitted, <br /> <br /> <br /> <br /> <br /> <br />Heidi Heller <br />Planning Associate <br /> <br />Attachments: <br />1.
