CVS Report
May 5, 2004
Page 6

Public Comment: Thus far, Staff has only received one comment from the public. Jerry
Jaker of the Minnesota Institute of Public Health voiced a concern that the new development
would generate more traffic at an already busy intersection. He stated that his employees
already have a difficult time with the intersection under current circumstances and adding a
retail store to the area would create additional traffic problems. Public Works staff have
indicated that the amount of traffic from the CVS site should not worsen the existing
situation, however the intersection could be scheduled for an assessment and could be
redesigned with new traffic lights to improve flow if the County feels it is necessary Staff will
monitor the situation and take appropriate action if problems arise.

Recommendation:

Hold the public hearing and discuss the proposed preliminary plat and the associated issues
surrounding the subdivision and rezoning. Unless otherwise directed, Staff will prepare a
resolution of approval for consideration at the Commission’s next meeting on Wednesday,
May 19, 2004.

Respectfully submitted,

Kristin Prososki
Planning Associate

Attachments:
1.
