Item No: 5 <br />Meeting Date: May 5, 2004 <br />Type of Business: Public Hearing <br />City of Mounds View Staff Report <br />To: Mounds View Planning Commission <br />From: James Ericson, Community Development Director <br />Item Title/Subject: Public Hearing and Consideration of a Variance for a <br />Fence in Excess of Front Yard Height Allowances and <br />at 2208 Lois Drive; Planning Case No. VA2004-003 <br /> <br />Introduction: <br /> <br />Property owner Michael Read is requesting a height variance for a six-foot fence to be <br />located in his front yard. Mr. Read indicates that the tall front yard fence is needed for <br />privacy purposes. The property is at the end of Lois Drive just before the cul-de-sac. The <br />lot is zoned R-1, Single Family Residential, is 15,681 square feet in area and has 147 feet of <br />street frontage. Adjacent to the lot to the west is Judicial Ditch #1 which runs under Lois <br />Drive through Greenfield Park. A two-car garage is attached to the house to the west and <br />there are two smaller outbuildings in the back yard. <br /> <br />Discussion: <br /> <br />Fences in residential districts are allowed to be up to eight feet tall in rear and side yards. <br />Any fence section that extends beyond the front face of the home toward the street (or <br />streets, for corner lots) shall not exceed four feet in height. An example of this is shown in <br />the diagram below. <br /> <br />
