5 Lucky s station <br />11340 Albavor pal -h ., Diver Grove Heigh s, MN SS077 <br />Mr. Brian Beeman 5 June 20113 <br />City of Mounds View <br />2401 Highway 10 <br />Mounds View MN 55112.1499 <br />RE: Proposed Kwilc T rip Location <br />Dear Mr. Beeman: <br />The nature of this letter is to respectfully request you disallow Kwik Trip to build in Mounds View. The <br />basis for my objection is as follows: <br />® Our organization was significantly impacted by the road construction recently. To the <br />point, we were almost forced to shut down and lost about 25k in a 4 month period <br />alone. Our business is not back to normal but to a point we want to make <br />improvements but would not be prepared to make that investment if the site is <br />approved. <br />. <br />® As your 4 June letter suggests (attached), there are already 4 good, responsible <br />competitors in town. It would be my considered opinion that the addition of Kwik Trip <br />might cause two locations to close and substantially harm the balance of the other <br />locations. <br />® To the extent Kwik Trip argues that its offering is differentiating, that is not true. I <br />would agree that they have a greater presence in some food offerings; however, their <br />grocery section is typical of most convenience stores. Additionally, gasoline sales will <br />represent more than 50% of revenue just based on retail dollars alone. <br />a Whereas current competitors may not offer as much square footage, the consumer <br />offering is available at the other current 4 retailers. At the end of the day, we all offer <br />the same core products. Kwil< Trip's newer sites highlight hot dogs, coffee and snacks <br />but most offerings are available at all other locations currently in operation. <br />In closing, we are small business trying to survive market tendencies. We have been able to endure the <br />redevelopment of the corner but fear another setback could be fatal to our business. To this end, I ask <br />that you consider not allowing Kwil<Trip to build. <br />I thank you for your consideration. <br />Respectfully, <br />Scott L.
