Resolution 9002 <br />Page 4 <br />6. The Developer agrees to pay to the City, a Park Dedication Fee of $38,576, equivalent to <br />10% of the Estimated Market Value (EMV) of the buildable land. This fee shall be paid <br />prior to the City signing the Final Plat mylars; and, <br />7. The Developer shall satisfy all requirements of the City Attorney, prior to the City signing <br />the Final Plat mylars; and, <br />8. The Developer shall comply with the Development Agreement to Purchase & <br />Conveyance of Tax Forfeit Property (Resolution 18 -EDA -313); and the Contract for <br />Private Development (Resolutionl8-EDA-312); and, <br />9. No grading or construction on the property shall take place unless permitted by applicable <br />authorities; and, <br />10. The Developer shall pay all of the City's costs in reviewing the application, including <br />those of the City Attorney and engineering or other consultants; and, <br />11. The Developer shall satisfy all Ramsey County requirements, including the removal of <br />the CSAH 10 median crossover in front of 1810 Highway 10 NE, Spring Lake Park <br />(former SBM Fire Station), and recording an ingress/egress easement as shown on the <br />Site Plan, dated July 6, 2018, benefiting the following properties (and their successors): <br />PID: 06-30-23-31-0173 <br />Address: 2925 Mounds View Blvd <br />06-30-23-31-0237 <br />2935 Mounds View Blvd <br />06-30-23-31-0174 <br />2949 Mounds View Blvd <br />06-30-23-32-0042 <br />0 (Unassigned) <br />06-30-23-23-0044 <br />0 (Unassigned) <br />This easement shall be recorded concurrently with the recording of the Final Plat. <br />12. Within six months of this approval, the Developer shall record the Final Plat with the <br />Ramsey County Register of Deeds or Registrar of Titles. Within ten days of recording, <br />the Developer shall furnish the City with a reproducible copy of the Final Plat showing <br />evidence of recording.
