Planning Case MA2016-001 <br />September 21, 2016 <br />Page 2 <br />Analysis <br />Existing Zoning: R-1 Single -Family Residential <br />Comprehensive Plan designation: Single -Family Detached <br />Minimum Dimensions Proposed Dimensions <br />Lot 1 Lot 2 <br />Lot Size: 11, 000 sf 31,120 sf 65,480 sf <br />Lot Width: 75' 104' 85'* <br />* dimensions variable <br />City Code, Title 1200, Chapter 1202 addresses subdivisions and procedures. <br />Preliminary Plats are to be recommended for approval by the Planning Commission, <br />and approved by the City Council (Public Hearing). Final Plats are reviewed and <br />approved by the City Council. <br />The Preliminary Plat and Final Plat have been reviewed by Community Development <br />and Public Works staff, and found to be consistent with City Code requirements and the <br />Comprehensive Plan. The City Attorney will review the Certificate of Title and submit a <br />plat opinion prior to approval of the Final Plat by the City Council. <br />A Developers Agreement is not necessary because no new lots will be created, nor will <br />new public infrastructure be installed. <br />Summary <br />The applicant's own two adjacent residential lots on Hidden Hollow Ct, and Co Rd H2, <br />and propose to move the common property line, increasing the size of the back yard of <br />their residence on Hidden Hollow Ct. No new lots will be created. <br />Recommendation <br />Staff recommends approval of the Preliminary Plat contingent upon complying with the <br />conditions in Resolution 1056-16. <br />The Planning Commission is requested to consider the following options: <br />Resolution 1056-16, approving the Preliminary Plat is attached if the Commission <br />chooses this action. <br />
