MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION 1087-18 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />A RESOLUTION APPROVING A VARIANCE TO REDUCE THE PARKING LOT <br />SETBACK FROM 30 -FEET TO 14 -FEET FOR EDGEWOOD MIDDLE SCHOOL, <br />LOCATED AT 5100 EDGEWOOD DRIVE, (PLANNING CASE VR2018-001) <br />WHEREAS, additions and improvements to Edgewood Middle School are planned, <br />including a gymnasium, indoor swimming pool, and expansion of a parking lot to serve these <br />additions; and, <br />WHEREAS, the City of Mounds View City Code, Section 1104.01, Subd 4(c)(1)(b)(ii) <br />requires that sites having more than 2.5 acres of land, provide a minimum 30' setback for non- <br />residential parking areas within a residential district; and, <br />WHEREAS, Edgewood Middle School is located on 34.5 acres, and zoned R-1 Single - <br />Family Residential. The property is located at 5100 Edgewood Drive, legally described as: <br />PID: 08-30-23-34-0003 <br />Unplatted lands, Subject to Road and easements and except east <br />640 feet of south 190 feet of the south east''/4 of southwest 1/4 of <br />Section 8, Township 30, Range 23 <br />WHEREAS, Wold Architects and Engineers, representing the Mound View Independent <br />School District 621, has requested a Variance to reduce the setback of the north parking lot from <br />30' to 14', along Edgewood Drive; and, <br />WHEREAS, the City of Mounds View City Code, Section 1125.02 provides the <br />Planning Commission, acting as the Board of Adjustment and Appeals, authority to approve <br />Variances to the City Code in instances where their strict enforcement would cause practical <br />difficulties because of unique circumstances related to the individual property under <br />consideration; and, <br />WHEREAS, the City of Mounds View City Code, Section 1125.02, Subd 2 provides the <br />Criteria for Granting a Variance (Findings in italics); <br />
