<br />City of Mounds View | 2040 Comprehensive Plan <br />DRAFT April 17May 8, 2019 <br /> <br /> <br />Chapter 2: Land Use | 2-10 <br /> <br />• Demanding high quality design to ensure compatibility between <br />residential and commercial uses. <br />• Creating attractive, community-oriented development that positively <br />reflects on the identity and quality of life of Mounds View. <br />In the future land use map, the Mixed-Use designation is used to guide parcels <br />along Mounds View Boulevard. The City has conducted various studies 5 and <br />plans 6 of the Boulevard corridor. Such plans have presented an idealistic <br />vision. In reality, the corridor is difficult to redevelop because of irregular <br />shaped lots, dis-interested property owners, unprepared developers, and <br />neighborhoods that demand improvement, yet resistant change. The Mixed- <br />Use designation provides the flexibility to consider opportunities, without <br />needing to amend the Comprehensive Plan. <br />FUTURE LAND USE MAP <br />The 2040 future land use plan for Mounds View with the main categories being <br />residential, commercial, industrial, institutional, and mixed-use can be seen in <br />Figure 2-2. Table 2-2 shows the net acreage and percentage of each land use <br />by type. Over the decades, the land use category definitions have evolved. <br />Note: no changes to the future land use plan were made between 2030 and <br />2040.
