<br />WHEREAS, the properties are zoned PUD Planned Unit Development, and are within
<br />the County Road 10 Corridor Overlay District; and,
<br />WHEREAS, all permitted uses, accessory uses, and conditional uses within all zoning
<br />districts are a Permitted Use within a PUD district. Multi -Family Dwellings are a Conditional
<br />Use within the R-4 High Density Residential district, and therefore are a Permitted Use within
<br />the PUD District, subject to approval of a Conditional Use Permit for a Residential Planned Unit
<br />Development; and,
<br />WHEREAS, a Development Review is required for construction activity that increases
<br />the gross square footage of the principle building by 10% or, 10,000 square feet. The Developer
<br />has proposed a new 145,000 sq ft building; and,
