Comments were received from the following: <br />Tyler McLeete, Stantec, City Engineer <br />(May 21, 2019) <br />Nick Henly, Mounds View, Building Official <br />(May 17, 2019) <br />Jacob Martin, Mounds View, Fire Inspector I <br />(May 16, 2019) <br />Gregg Gund, Ramsey County, Survey Technician <br />(May 29, 2019) <br />Erin Laberee, Ramsey County, Traffic Engineer <br />(May 7, 2019) <br />Nick Tomezik, Rice Creek Watershed District, Permit Coordinator <br />(May 7, 2019) <br />WHEREAS, the Developer submitted revised plans on May 30, 2019. Applicable plans <br />were included in the June 5, 2019 Planning Commission Staff Report; and, <br />WHEREAS, the Mounds View Planning Commission has reviewed the Staff Report and; <br />and finds that the request is consistent with the City Code, and makes the following Findings <br />(italics): <br />The use will not create an excessive burden on existing parks, schools, streets and other <br />public facilities and utilities which serve or are proposed to serve the area. <br />Finding: The proposed 128 -unit apartment building will not create an excessive <br />burden on public facilities. <br />The use will be sufficiently compatible or separated by distance or screening from <br />adjacent residentially zoned or used land so that existing homes will not be depreciated in <br />value and there will be no deterrence to development of vacant land. <br />Finding: The proposed 128 -unit apartment building includes sufficient setbacks and <br />landscaped screening from adjacent single-family homes. <br />The structure and site shall have an appearance that will not have an adverse effect upon <br />adjacent residential properties. <br />Finding: The proposed 128 -unit apartment building includes features such as decks <br />and patios along Edgewood Dr to better assimilate into its residential <br />setting. <br />4. The use, in the opinion of the City Council, is reasonably related to the overall needs of <br />the City and to the existing land use. <br />
