Crossroad Pointe PUD Narrative <br />2 Note: 133 stalls likely to be reduced to 132 or 131, pending revised site plan to reduce parking lot setback to <br />match that of the building. <br />Crossroad Pointe PUD Narrative Mounds View Planning Case MU2019-001 <br />Page 2 of 5 <br />Total Land Area: 4.06 acres <br />Total Building Footprint: 186,934 square feet <br />6. <br />Dimensional Requirements: <br />Minimum Building Setbacks 17' North (County Road H) <br />27' East (Mounds View Boulevard) <br />50' South <br />66' West (Edgewood Drive) <br />Building Height 4 -stories <br />Parking Setbacks 27' (east) <br />11' (south) <br />Parking Requirements 2:1 parking ratio (one indoor + one outdoor parking <br />stall, per unit). <br />NOTE: Proposed parking includes 126 indoor, and <br />1332 outdoor parking stalls (2.04:1 ratio). The intent <br />of requiring 2:1 ratio (vs. 2.04:1) is to allow some <br />variation (e.g. -5 stalls) in the event that the <br />displacement of parking stalls for another use is <br />necessary (e.g. to provide space for an unforeseen <br />amenity). <br />7. <br />PUD Review Process <br />Application Conference: <br />The Applicant (INH Properties, precursor to Crossroads Pointe MV, LLC) met with City Staff <br />on numerous occasions, beginning on or about July, 2017. Discussions about the current <br />all -apartment concept occurred on or about July, 2018. <br />Concept Plan: <br />The PUD concept plan (aka Sketch Plan) was reviewed by the Planning Commission on <br />January 16, 2019, and by the City Council on February 4, 2019. Commissioners and <br />Councilmembers provided individual opinions. The City Council provided a consensus to <br />close Greenfield Avenue through the project area, such that all vehicular access is to be <br />from Edgewood Drive. <br />Development Stage, and Final Plan: <br />This process (Conditional Use Permit for a PUD, and Development Review) is intended to <br />occur concurrently with the review and approval of the Preliminary Plat.
