CIG informed the team that the financial feasibility study came back indicating that a hotel <br />at that site will not be financially feasible. Therefore, Ehlers attempted to contact other hotel <br />developers without success. <br /> <br />Jason Aarsvold, Ehlers & Associates, explained CIG was no longer interested in moving forward <br />with a hotel on the Skyline Motel property. However, he noted he has learned there was interest <br />in developing the site for different kinds of uses. He encouraged the EDA to open the <br />development process back up to see what might come forward. <br /> <br />Commissioner Gunn supported this matter being opened up for further consideration. The EDA <br />was in agreement. <br /> <br />Executive Director Zikmund requested the EDA make a motion directing staff to market the <br />Skyline Motel and that a wetland delineation be completed for this property. <br /> <br />MOTION/SECOND: Gunn/Meehlhause. To authorize staff to move forward with marketing the <br />Skyline Motel Site and for a wetland delineation to be completed on this property. <br /> <br /> Ayes – 5 Nays – 0 Motion carried. <br /> <br />City Attorney Riggs arrived at the meeting at 6:05 p.m. <br /> <br />B. Update from Bauer Welding on Expansion and Vacant Lot. <br /> <br />Assistant City Administrator Beeman stated Bauer Welding has a vacant lot adjacent to the <br />Skyline Motel EDA property. Bauer has indicated that they intend to expand their facility which <br />would consume a portion of the vacant lot. He reported a representative from Bauer Welding <br />was in attendance to discuss this matter in further detail with the EDA. <br /> <br />Todd Rachel, Bauer Welding at 2159 Mustang Drive, explained he has owned the vacant land for <br />decades and the intent was to expand his building onto this land. He indicated he would like to <br />put a 20,000 to 30,000 square foot addition onto the back of Bauer Welding. He noted there <br />would still be a nice buffer between his site and the adjacent Skyline Motel property. <br /> <br />Commissioner Meehlhause questioned how much space would be between these two properties. <br />Mr. Rachel estimated there would be just over two acres between the two properties. <br /> <br />Commissioner Bergeron supported the expansion from Bauer Welding. <br /> <br />President Mueller asked how many employees Bauer Welding had at this time. Mr. Rachel <br />explained he currently had 80 employees and stated this number would double after the <br />expansion was complete.
