of Mounds View Staff R <br />Item No: 08B <br />Meeting Date: Sep 23, 2019 <br />Type of Business: Council Business <br />City Administrator Review: <br />To: Honorable Mayor and City Council <br />From: Jon Sevald, Community Development Director <br />Item Title/Subject: Resolution 9165, Final Plat Approval of Crossroad Pointe <br />(Planning Case MU19-001) <br />Introduction: <br />INH Properties is requesting Final Plat approval of Crossroad Pointe, located on four acres at <br />the south intersection of Mounds View Boulevard and County Road H2. <br />Discussion: <br />The Final Plat is consistent with the Preliminary Plat, approved on June 24, 2019 (Resolution <br />9133). Greenfield Avenue through the project will be closed, terminating in a hammerhead turn- <br />around at the south end of the project. <br />INH plans to build a 127 unit apartment building. The City Council approved the Development <br />Review on June 24, 2019 (Resolution 9132). Building plans have been submitted for <br />review/approval. Site work is planned to start in November/December. <br />Strategic Plan Strategy/Goal: <br />Continue BR&E program, maximize utilization of development space and updated list of <br />available sites, encourage land owners to maintain their properties, & consider residential <br />development. <br />Financial Impact: <br />The $18.2 million project will generate an estimated $327,500 in property taxes, based on 2019 <br />rates.' <br />Recommendation: <br />Staff recommends approval of the Final Plat.
