The project involves multiple planning
applications, including a request to amend the City Code to allow Studio Apartments.
Discussion
The proposed apartments will include a mix of studios, one -bedroom, two-bedroom, and three-
bedroom units. The City Code establishes a minimum floor area based on the number of
bedrooms. The Code does not recognize studio apartments, thus, Staff has interpreted a studio
the same as a one -bedroom unit.
Minimum dwelling size (sq ft):
The Building Code allows for Efficiency Units, 120 sq ft for one -occupant, and 220 sq ft for two
occupants.' However, the City Code takes precedence over the Building Code in this instance.
The Zoning Code allows Accessory Dwelling Units, 300 sq ft in size.
Summary
INH Properties is proposing to build a 128 -unit apartment building, and is requesting an
amendment to the Zoning Code to reduce the minimum unit size, from 630 sq ft, to 526 sq ft.
' City Code, Section 1104.02, Subd 4(c) (Minimum Floor Area Per Dwelling Unit)
2 International Property Maintenance Code section 404.6
Minimum
Minimum
Required'
Proposed
Studio
630
526
1 -Bedroom
630
762
2 -Bedroom
750
1,057
3 -Bedroom
870
1,352
The Building Code allows for Efficiency Units, 120 sq ft for one -occupant, and 220 sq ft for two
occupants.'
