,~ ~ ~ <br />WHEREAS, the Mounds View City Council has reviewed the following <br />documents regarding this proposal: <br />1. Preliminary Plat <br />2. Zoning Map <br />3. Site Plan, dated September 4, 2008 <br />4. Grading, Utility & Landscape Plans, dated September 18, 2008 <br />5. Planning Commission Resolutions 891-08, 892-08 and 893-08 <br />6. Resolution 7321, Approved September 8, 2008 <br />7. Ordinance 813, First Reading on September 8, 2008 <br />8. Final Plat, dated October 23, 2008 <br />WHEREAS, on August 25, 2008 and September 8, 2008, the Mounds View City <br />Council held a duly noticed public hearing regarding this development and major <br />subdivision and approved Resolution 7321 which approved the "Select Senior Living" <br />preliminary plat; and, <br />WHEREAS, the City attorney and City engineering consultant have reviewed the <br />final plat and finds it to be in conformance with all applicable sections of the Mounds <br />View Municipal Code, subject to the conditions and requirements contained in this <br />Resolution; and, <br />WHEREAS, the Mounds View City Council has reviewed the proposed final plat <br />for the "Select Senior Living" subdivision, and finds it to be consistent with the <br />preliminary plat and in conformance with Resolution 7321, and with all applicable <br />sections of the Mounds View Municipal Code, subject to the conditions and <br />requirements contained in this Resolution. <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council, <br />having already approved the preliminary plat, approves the final plat and Development <br />Agreement for the "Select Senior Living" subdivision, subject to stipulations as follows: <br />1. Prior to issuing any building permits, Select Senior Living shall pay a <br />park dedication fee in the amount of $32,150.00 and a County <br />Highway 10 Trail Contribution in the amount of $8,040. <br />2. Select Senior Living shall enter into the Development Agreement with <br />the City and said document shall be recorded with Ramsey County. <br />3. Select Senior Living shall obtain final approval from Rice Creek <br />Watershed District and the Minnesota Pollution Control Agency before <br />construction activity begins. <br />4. No demolition, grading or construction activity may proceed without <br />obtaining all necessary permits. <br />
