MWF Properties, LLC <br />Mounds View – Skyline Motel Site <br />Summary of Proposed Redevelopment <br />MWF Properties, LLC proposes developing a 96-unit multifamily apartment building on a portion of the <br />City owned property, along with land to be acquired from Bauer Welding. Only a portion of the former <br />motel site will be needed for the MWF development. The majority of the motel site will be available for <br />other uses. A potential use of that remaining city land is for a new hotel. The conceptual site plans <br />submitted show how a 91 key hotel could be oriented. <br />Two conceptual site plans have been developed. The difference is how each treats the potential <br />wetlands that have been identified at the north end of the site. One plan (“D2”) is based on mitigating or <br />relocating the apparent wetlands further the north onto another city owned lot, that could also provide <br />the location for a stormwater pond shared by the entire redevelopment. <br />The second plan assumes the apparent wetlands remain. Working around the apparent wetlands <br />requires a retaining wall for a driveway around the wetlands, and a slightly larger lot for the apartment <br />building. The city parcel to the north would still provide stormwater management for the <br />redevelopment. <br />In both schemes the entire redevelopment will be served by a shared access on Old Highway 8. <br />The Proposed Apartment project: <br />• 96 units, composed of: <br />o 24 1-bedroom units <br />o 45 2-bedroom units <br />o 27 3-bedroom units <br />• 4 stories (approximately 114,280 sf) over one level of below grade parking (28,570 sf) <br />• Depending on the site plan, parking will be: <br />o D2: 84 garage stalls, 109 surface stalls, total 193 stalls – 2 stalls per unit <br />o E: 80 garage stalls, 112 surface stalls, total 192 - 2 stalls per unit <br />• The estimated weekday traffic generated by the apartment building is below.
