Project Overview <br />•Adams French Property, LLC is proposing the development of a state-of-the-art self-storage facility in Mounds View, MN <br />•The proposed use is self-storage, a viable use for the property that provides climate-controlled storage space to the residents <br />and businesses of Mounds View, MN. <br />•The project will consist of a 3 story fully enclosed, climate controlled, Class A self storage facility. The building will be 105,000 <br />square feet gross, yielding roughly 75,000 rentable square feet of storage space. There will be approximately 700 storage units <br />ranging from 25 square feet to 300 square feet in size. <br />•The total cost for a facility of this size and quality will be in the $5 -7 Million range. <br />•The facility will offer several amenities that set it apart from traditional self storage: <br />•Primarily, the look and design of the facility is built to mimic surrounding retail and office developments, unlike tradition al <br />storage facilities that are rows of drive up garages and gravel access roads. <br />•The property will offer climate-controlled storage units, with additional drive-up units in the back that will be hidden from <br />public view outside the facility. <br />•The property will have a fully enclosed drive-thru tunnel for loading and unloading into the main building that can <br />accommodate box trucks up to 40’ long. <br />•The property will be secured 24 hours a day with security cameras throughout the facility, and gated access to all units. <br />•There will be two full time managers on site to assist customers
