Council Business <br />CRY of Mounds 'View Staff Report <br />To: Mayor and City Council <br />From: James Ericson, Planning Associate <br />Item Title/Subject: Consideration of Resolution 5212, a Resolution Approving the SiLvERvmw <br />ESTATES Final Plat as requested by Silverview Estates Inc.; <br />Planning Case No. 501-97 <br />Date of Report: March 6, 1998 <br />Background: <br />The preliminary plat for Silverview Estates was approved by the City Council on December 8, <br />1997 in Resolution No. 5183. This resolution has been attached for your reference. The <br />proposed uses for the site include a Holiday station store, an 82 -unit senior residential facility and <br />two office buildings. <br />a <br />At its November 19, 1997 meeting, the Planning Commission voted (7-0) to adopt Resolution <br />No. 526-97 recommending approval of the preliminary plat. <br />Final Plat Discussion: <br />The final plat for Silverview Estates contemplates the replatting of 8 lots containing <br />approximately 13 acres of land into 4 lots within the Planned Unit Development. Proposed lot <br />areas are as follows: <br />• Lot I (Holiday Stationstore): <br />69,862 sq. ft. (1.6 acres) <br />Lot 2 (2 -Story Office Bldg.): <br />92,454 sq. ft. (2.12 acres) <br />• Lot 3 (I -Story Office Bldg.): <br />48,000 sq. ft. (1.1 acres) <br />• Lot 4 (Senior Housing Bldg.):' <br />354,140 sq. ft. (8.13 acres) <br />The project site is bordered by Highway 10 to north and east, Silver Lake Road to the west, and <br />the St. Paul Waterworks right of way to the south To the south end of the property, there lies a <br />4.5 acre wetland which will not be encroached upon as a result of this development. <br />Analysis: <br />Ccording to Section 1202.01, Subdivision I of the City Code, full platting is required for all <br />major subdivision requests.
