Item 05B <br />Page 6 of 9 <br /> <br />The Mounds View Vision <br />A Thriving Desirable Community <br /> <br />Finding: The proposed use (open and outdoor storage) will not significantly contribute to <br />traffic hazards or congestion. The property includes two easements; (1) <br />accessing Groveland Road; and (2) accessing Mounds View Boulevard; both <br />crossing thru 2840 Mounds View Boulevard (Simons property). <br /> <br /> 8. Adequate utilities, access roads, drainage and necessary facilities have been or will be provided. <br /> <br />Finding: Such facilities are adequate. <br /> <br />WHEREAS, a Public Hearing notice was published in the Shoreview Press on September 29, <br />2020, and mailed to property owners within 350’ of the subject property. The Public Hearing will be held <br />by the City Council on October 12, 2020; and, <br /> <br />NOW, THEREFORE, BE IT RESOLVED, the Mounds View Planning and Zoning <br />Commission, based upon the above Findings, the Staff Report, and in consideration of public <br />testimony, hereby recommends Approval of a Conditional Use Permit for Open and Outdoor <br />Storage as an Accessory Use with the following conditions: <br /> <br />1. The applicant shall install an 8’ tall solid wooden fence around the west, north, and east <br />portions of the outside storage area. The fence shall be completed prior to June 1, 2021. <br />Applicable permits shall be obtained. <br /> <br />2. All work permitted, associated with the open and outdoor storage, shall be completed <br />within one year of the approval of this CUP, or the CUP shall laps and become void, <br />consistent with the Mounds View City Code, Section 1125.01, Subd 3(f) (Lapse of <br />Conditional Use Permit by Nonuse). <br /> <br />NOW, THEREFORE, BE IT FINALLY RESOLVED, that the Mounds View <br />Planning Commission directs Staff to forward this resolution to the City Council prior to <br />approval of the minutes. <br /> <br />Adopted this 7th day of October, 2020 <br /> <br />Gary Stevenson, Chair <br />Attest: <br /> <br />Jon Sevald, Community Development Director <br />
