This is the southeast intersection of County <br />Road I and Pleasant View Drive. <br />Discussion: <br />Currently, the existing house (Lot 1) has Mounds View sewer, and a private well. Lots 2, 3, and <br />4 will have sewer/water through Fridley. At some point, the City will reconstruct County Road I <br />and Pleasant View Drive. That <br />will be determined by the builder/homeowner, and reviewed by <br />Staff as part of the Building permit process. <br />Mounds View Municipal Code, Section 1202.01, Subd 6 (Report to Effect) <br />Mounds View Municipal Code, Section 1104.01, Subd 3(a) (Setbacks for Principal Buildings); Where principal <br />buildings in existence on lots within the same block on the same side of the street have front yard setbacks <br />d fferent from those required, the minimum front yard setback for any new principal buildings shall be the <br />minimum front yard setback in existence for any one lot. In no case shall the front yard setback be less than thirty <br />feet (30 ) "... In this case, the minimum setback = the setback of the home at 7581 Pleasant View Dr (37.2'), and <br />3032 Co Rd I (55.4'), confirmed by Hakanson Anderson (surveyors). <br />
