<br />RESOLUTION RECOMMENDING APPROVAL OF THE PRELIMINARY PLAT OF
<br />BELDEN RIVER VIEW (planning case MA2021-001)
<br />WHEREAS, the applicant, Kelly Wilson, (Belden River Properties, LLC), is requesting
<br />Preliminary Plat approval of a Subdivision, located at 3032 County Road I, legally described as:
<br />PID: 07-30-23-22-0029
<br />Lots 55 and 56, Spring Lake Park Knolls, Ramsey County, Minnesota
<br />WHEREAS, a Subdivision Application and plans were submitted on January 12, 2021,
<br />and determined to be complete as of February 5, 2021. Plans were distributed by Staff to
<br />applicable departments and agencies for their review. Comments were received from:

<br />WHEREAS, The property is zoned R-1 Single -Family Residential, and guided Single -
<br />Family Detached in the Comprehensive Plan (2010), and Single -Family Detached in the DRAFT
<br />2040 Comprehensive Plan; and,
<br />WHEREAS, Staff have reviewed the Preliminary Plat dated February 4, 2021, and Site
<br />Development Plans, dated February 4, 2021, finding it to be consistent with requirements of the
<br />Mounds View Municipal Code; and,
<br />WHEREAS, the Mounds View Planning and Zoning Commission has reviewed the
<br />Applicant's request for Preliminary Plat approval, the Staff Report, and in consideration of
<br />public testimony, recommends the following Findings:
