Res 1130-21 <br />Page 4 of 4 <br />8. Upon Final Plat approval, the Developer shall pay a Park Dedication Fee of $3,500 per <br />lot, with credit for one lot ($10,500 total). <br />9. Prior to recording the Plat with Ramsey County, the Developer shall provide an updated <br />and certified Abstract of Title and/or Registered Property Abstract as required by Minn. <br />Stat. § 505.03, or in the alternative, the Developer must provide a Commitment for a Title <br />Insurance Policy for the Property naming the City as the proposed insured and with the <br />amount of coverage for this policy being equal to $100,000.00. <br />10. The Owner acknowledges that Mounds View city code generally requires new and <br />existing buildings to be connected to the municipal water system if a municipal water <br />main is constructed adjacent to such property. The Owner acknowledges and agrees that <br />it shall connect to the City's municipal water system if and when a municipal water main <br />adjacent to the Property becomes accessible to the Property. The Owner further <br />acknowledges and agrees that it shall abide by any and all City's requirements related to <br />connections to the municipal water system. <br />11. The Developer shall remove the shed and pergola on Lot 1 and Lot 3. <br />12.
