Crossroad Pointe PUD Narrative <br />9. Landscaping <br />All landscaping shall be consistent with the landscape plan (p. L010), included in the City <br />Council's July 8, 2019 packet, to be revised as detailed in the July 8, 2019 City Council Staff <br />Report [Revised Plan = p. L010, dated Sept 6, 2019]. <br />It is the intent that after the building is built and landscaping is installed (e.g. within one <br />year after), Staff and the Developer shall inspect the property, and determine if additional <br />landscaping is necessary; (1) as a buffer between the Edgewood Road sidewalk and <br />Stormwater retention basin; and (2) along the south property line; and (3) elsewhere as <br />agreed upon between City Staff and the developer. <br />10. 1 Drainage <br />All on -site drainage shall comply with Rice Creek Watershed District permit requirements, <br />and the City Code. <br />11. Exterior Lighting <br />All exterior lighting shall comply with the City Code. <br />12. Garbage and Recycling Dumpsters <br />All garbage and recycling dumpsters shall be stored internally (e.g. inside the garage), and <br />may be temporally (24-hours) stored outside within an enclosed area as identified on the <br />Site Plan, on the day of pick-up. <br />13. Site Maintenance, Snow Storage & Removal <br />All grounds will be maintained by the owner, and in compliance with City Codes. Snow <br />Storage may occur on the property such that it does not displace the demand for on -site <br />parking. When displacement of demand for on -site parking occurs, the Owner shall remove <br />stored snow from the site. <br />14. Signage <br />All signage shall comply with the City Code, R-4 zoning district, except that there may be <br />two ground signs, each measuring the maximum size permitted. <br />15. Architectural Character <br />Architectural character shall be consistent with plans included in the July 8, 2019 City <br />Council packet. These drawings are undated, but were received May 31, 2019 (exterior <br />elevations, and 3D renderings). <br />16. Access; On -Site Construction <br />Temporary construction access may be permitted through the Mounds View Public Works <br />Department. Permanent access will be through Edgewood Drive. Emergency access may be <br />through Greenfield Avenue, as approved by the SBM Fire Chief, and Public Works Director. <br />17. Sidewalks and Trailways <br />Public sidewalks and trails will be designed and installed to City standards, and maintained <br />by the City.
