M0U__N_DitSVV!rW
City of Mounds View Staff R1
Item No: 04
Meeting Date: Jan 3, 2022
Type of Business: WS
City Administrator Review:
To: Honorable Mayor and City Council
From: Jon Sevald, Community Development Director
Item Title/Subject: 7975 Long Lake Rd; CUP — Oversized Garage
Discussion:
LaShawn Albert -Hall and Gary Albert have applied for a Conditional Use Permit (CUP)
for an oversized garage, and intend to apply for a Variance to exceed 18' in height, on
property located at 7975 Long Lake Road. The applicants had removed a one -car
garage in preparation for this three -car garage.
A CUP is required for any garage exceeding 952 sq ft (1,008 sq ft is proposed).
Detached garages are limited in height to 18' or the height of the house, whichever is
less. The applicant plans to include a car lift, requiring additional height. A Variance
application has not been submitted (as of December 21St)
The City has extended its 60-Day review of the CUP, in order for the pending Variance
application to coincide with the CUP application.
CUP's for oversized garages are not unusual. Typically, there are one or two per year.
A Variance to exceed 18' in height is unusual. The requested height is not known. The
applicant is working on building plans before submitting a Variance application.
Strategic Plan Strategy/Goal:
Continue BR&E program, maximize utilization of development space and current list of
available sites, encourage land owners to maintain their properties, & consider
residential redevelopment.
Financial Impact:
None.
Recommendation:
Any questions for Staff?
Respectfully,
40- Q4Z
Jon Sevald, AICP
Community Development Director
ATTACHED
Site Plan, Elevation Plan, Site Photo
