Item 08A <br />Page 3 of 8 <br />A condition of approval has been added, requiring <br />preservation of four High Value Significant trees adjacent <br />to the 2662 building. They are planned to be removed, <br />and a sidewalk extended in their place. In Staff's opinion, <br />the sidewalk can go around them. <br />The City Arborist has recommendations for different tree <br />species than shown on the plan. <br />Screening and buffering No screening is required between residential properties. <br />Lighting A photometric plan will not be required as part of the <br />building permit. The Building Permit will need to include <br />confirmation that glare limits are adhered to. Exterior <br />lighting is limited to 0.4 foot-candles (fc) within the property <br />and 1.0 fc measured from the street centerline. All lighting <br />shall be downcast, and the lighting source (e.g. light bulb) <br />shall not be viewable from outside the property.9 <br />Setbacks (front) Required: 30' minimum <br />Proposed: 56' <br />Exterior design and materials There are no architectural or design requirements within <br />the R-4 district. There is an intent that new <br />buildings/structures are complementary to existing <br />structures. Any applicable requirements are subjective, <br />and would be added as a condition of approval of the <br />CUP/Development Review. It is noted that the proposed <br />Club House (CMU/EFIS) does not use the same material <br />as the existing buildings (brick/stucco), or roofline, but may <br />be complementary depending on detail. <br />Trash disposal To be replaced <br />Construction timetable 2022 <br />Strategic Plan Strategy/Goal: <br />Continue BR&E program, maximize utilization of development space and current list of available <br />sites, encourage land owners to maintain their properties, & consider residential development. <br />9 City Code §160.031 (Glare) <br />
