CONCEPTUAL DESIGN <br />From day one, we will pair design analysis and concepts with cost estimation for your project utilizing <br />historical cost data normalized to the time and location of the project. Modelogix (historical cost <br />modeling database) allows KA to leverage its extensive project cost history of similar projects to quickly <br />generate accurate, location- and time-sensitive conceptual estimates for your project. <br />2. BEST PRACTICES <br />The above program combined with our team’s experience allows us to explore design concepts in a <br />meaningful way. Whether that is building layout, building materials, lead time issues or things to consider <br />related to training or functionality to "future proof" your facility. Our team can be bring value with data <br />driven solutions so that the City can make the best possible choice for them. <br />3. COST ESTIMATION <br />KA can provide pricing options pending impacts of state bonding. Both Kodet and Kraus Anderson <br />are working on similar facilities right now with these types of impacts to help all involved be aware of <br />deadlines and cost or schedule impacts. <br />Defining Scope: Expansion of Existing Facility <br />Based on our meeting with you and the CSL Feasibility <br />Study provided, we understand this project is to provide <br />Concept Plans and Cost Estimation, for the expansion of <br />the existing Community Center from 2 courts to 5 total <br />basketball courts (convertible to 10 volleyball courts). <br />The scope of this study includes: <br />• Determining building the size and location for <br />the increased facility size and expanded parking <br />requirements. <br />• Preparing building plans, site plans, and illustrative <br />renderings of both interior and exterior spaces. <br />• Recommending best practices for the projects <br />design. <br />• Preparing project cost estimates. <br />This facility needs to meet contemporary requirements <br />for Sports Complexes, including adequate training <br />spaces, locker rooms, storage, and functional <br />requirements to maintain the function and on-going <br />occupancy of the existing Events Center and community <br />programs that share the overall facility. <br />Kodet and Kraus Anderson will establish the pre-design <br />scope of the project, including extent of building <br />program, square footages, adjacencies, site layout, initial <br />cost estimates based on the concepts, project cost <br />budget, and the project schedule. We will be working <br />with the City of Mounds View to design the Concept <br />Plans of the building in preparation for pursuit of <br />bonding in the 2023 legislative session. <br />Project Success: Conceptual Design, <br />Best Practices, Cost Estimation <br />Project success cannot happen without successful pre-design activities. Our team has the proven experience to <br />successfully develop concepts, cost estimates and provide key information to keep the project on track. We start <br />by putting together the following three elements along with an Overall Budget Summary that tracks both hard costs <br />and soft costs, encompassing all aspects of the project. This is done in partnership with the City of Mounds View, <br />Kodet, and Kraus Anderson and can be used by the City to pursuing bonding through the State. Cost Certainty
