The Stellmaker's purchased the home on County Road H2 with the <br />intention of adjusting the property line to make their home's backyard larger. No new lots will be <br />created. <br />Discussion: <br />Lot 1 is a re -plat of Lot 38, Knollwood Park (1940). Lot 2 is a re -plat of Lot 16, Block 1, Hidden <br />Hollow (2004). <br />Analysis: <br />Existing Land Use Single -Family Residential <br />Proposed Land Use Single -Family Residential <br />Zoning R-1 Single -Family Residential <br />Comprehensive Plan Single -Family Detached [Residential]. The project relates to the <br />following Policies and Goals (Findings in italics): <br />LAND USE POLICIES <br />Goal 1: Stabilize and strengthen neighborhoods <br />Ensure redevelopment complements adjacent land uses and <br />character. When considering development, preserve vegetative <br />buffers between different land uses when possible and establish <br />vegetative buffers when none exist. <br />Findings: Redevelopment (re -platting) will have no impact to <br />adjacent uses and character. <br />HOUSING POLICIES <br />Goal 2: Maintain the residential character of Mounds View <br />Preserve single-family neighborhoods. <br />Findings: Redevelopment (re -platting) will have no impact to <br />the surrounding residential character. <br />The Mounds View Vision <br />A Thriving Desirable Community <br />
