From: <br />To: <br />Subject: <br />Date: <br />Alvson Henning <br />)on Sevald <br />Oppose re -zoning 2310 Mounds View Blvd. <br />Monday, November 14, 2022 7:57:12 AM <br />Caution: This email originated outside our organization; please use caution. <br />Dear Jon, <br />I am writing you to voice my opposition for the proposed change of amending the <br />official zoning map for 2310 Mounds View Blvd from R-1 single family residential <br />to PUD Planned Unit Development. I also strongly oppose the proposed deviations <br />from the minimum requirements in the proposed PUD zoning, specifically points 1) <br />increased density, 2) reduced usable open space, 3) reduced overstory trees, 5) <br />increased building height, 6) decreased parking, 7) excessive exterior light glare, <br />and 8) alternate building exterior material. <br />Safety is a number one issue for me. I live in and am an active runner/walker in this <br />neighborhood, my children walk and bike to Edgewood Middle School and Irondale <br />High School, and crossing Woodale Drive and Highway 10 is already <br />dangerous. The proposed variance for decreased parking spaces puts more cars <br />parked on our streets and reduces visibility. Adding 280 more families to these <br />already busy streets near the middle school would increase traffic, reduce sight <br />lines, and put pedestrians at risk of injury/fatalities. <br />Secondly, how will the school district handle this influx of students to our already <br />crowded schools? We just had a large levy to remodel our school buildings to <br />accommodate the high number of current students. My son at Irondale reports that <br />the student population is so large that only the freshman received lockers this year <br />and older students had to request one; he is currently sharing a locker. Adding more <br />high density housing will be an added burden on our schools. <br />Aesthetics and quality of life are also concerns. The whole block of Mounds View <br />Blvd to County H2 on the west side will be lined with large buildings if this goes <br />through, and there is no buffer zone between these very large facilities and single <br />family homes. The variances being proposed to increase the building height from <br />the regulated 3 stories to 4 stories and to include excessive light glare and fewer <br />trees are out of line with how our single family home neighborhood is designed to <br />be enjoyed, and will cause a fall in home values for those living feet away from <br />such a tall building. <br />While I recognize the urgent need for low income housing in the Twin Cities and <br />surrounding suburbs, I do not agree that this small area of Mounds View is the place <br />
