PUBLIC HEARING: Resolution 1146-22, Variance for an Accessory <br />Building to Exceed 18’ in Height at 7975 Long Lake Road. <br /> <br />Community Development Director Sevald stated the planned detached garage will be 36’ X 28’ <br />(1,008 square feet), and 24’ in height, from grade to roof peak. Within the R-1 district, a <br />Conditional Use Permit (CUP) is required for garages to exceed 952 square feet. Over-sized <br />garages must be uniformed in appearance to the house, and a maximum of 35’ wide. Each <br />property may have up to three accessory buildings, totaling 1,800 square feet. There is an <br />existing 120’ square foot shed. A detached garage was removed in preparation for the proposed <br />garage. The applicant’s home was constructed in 1941, and a two-story addition in 2003, with a <br />12:12 roof pitch. The proposed garage has a 10:12 roof pitch to make it “uniform in appearance” <br />to the house. Staff recommended the Planning Commission hold a public hearing and approve <br />the Variance as requested. <br /> <br />Chair Rundle opened the public hearing at 6:39 p.m. <br /> <br />Commissioner Nelson suggested the Commission revisit the allowed width of garages in the <br />future. He commented on the unique circumstances for this property and explained he supported <br />the proposed variance. Community Development Director Sevald indicated the proposed garage <br />was large but staff did not believe it would look out of character when being compared to the <br />house. <br /> <br />Commissioner Curtis appreciated the fact the garage would have dormers that mirrored the <br />house. He asked if these dormers were false or would the second story be used for living space. <br />LaShawn Albert-Hart 7975 Long Lake Road, explained the second story of the garage would be <br />used for storage but not living space. <br /> <br />Commissioner Farmer reported the Commission has recently reviewed and approved two other <br />CUP requests. He indicated he supported the Commission reviewing City Code with respect to <br />garage widths. <br /> <br />Chair Rundle closed the public hearing at 6:46 p.m. <br /> <br />MOTION/SECOND: Commissioner Nelson/Commissioner Munson. To approve Resolution <br />1146-22, a Resolution Recommending Approval of a Variance for an Accessory Building to <br />Exceed 18’ in Height at 7975 Long Lake Road. <br /> <br />A roll call vote was taken.
