Planning Cases <br /> <br />A. Resolution 1151-22; Variance to height of an Accessory Building at 5048 <br />Greenwood Drive <br /> <br />Community Development Director Sevald stated the property is located at 5048 Greenwood <br />Drive which was on the northwest corner of Greenwood Drive and County Road H. Within the <br />R-1 district, each property is permitted one driveway. The home’s driveway is on Greenwood <br />Drive. Access to the new garage may be via County Road H, but it cannot have a second <br />driveway (can drive over grass). Therefore, use of this garage cannot be for vehicles used on a <br />regular basis. The garage is intended for a pop-up camper and lawnmower. The proposed garage <br />shall have a roof pitch similar in character and style of the roof of the house. The house has a <br />6/12 and 5/12 roof pitch. The proposed garage will have an 8/12 roof pitch, and will <br />accommodate an attic with a 6’-6” ceiling. Staff reviewed the six criteria that must be met in <br />order for a Variance to be approved. He requested that the Planning Commission hold a public <br />hearing regarding the Variance. Staff does not have a recommendation for approval or denial. <br /> <br />Commissioner Stevenson asked if staff received comments from the public prior to the meeting. <br />Community Development Director Sevald reported he received two calls from neighbors prior to <br />the meeting and both objected to the requested variance. <br /> <br />Commissioner Nelson questioned why the applicant could not make the garage six inches <br />shorter. John Ellis, 5048 Greenwood Drive, explained the purpose of the garage was to put a pop <br />up camper inside and the height of the popup camper was six feet ten inches, which required nine <br />foot walls and an eight foot garage door. He stated this was putting the garage just over 18 feet. <br /> <br />Commissioner Nelson requested further information regarding the garage roof and building <br />materials. Mr. Ellis reported the garage would be constructed to look just like the house, however <br />the roof would have a slightly different pitch than the house. <br /> <br />Commissioner Stevenson inquired what the height of the attic space would be in the garage. Mr. <br />Ellis stated the attic space height would be six feet six inches. <br /> <br />Commissioner French stated he could support the proposed variance because it was only six <br />inches. <br /> <br />Chair Rundle opened the public hearing at 6:43 p.m. <br /> <br />There being no comments from the public, Chair Rundle closed the public hearing at 6:43 p.m. <br /> <br />MOTION/SECOND: Commissioner Stevenson/Commissioner French. To approve Resolution <br />1151-22, a Resolution Recommending Approval of a Variance to Exceed the Maximum <br />Accessory Building Height, from 18-Feet to 19-Feet for the Property located at 5048 Greenwood <br />Drive. <br />
