City of Mounds View Comprehensive Plan <br /> Office Uses <br /> There is a very limited number of pure office uses in Mounds View. Office uses are typically found <br /> in light industrial business park buildings. Existing office uses are small one story professional <br /> buildings.Additional office buildings could be an important way to expand the City's tax base and <br /> provide additional high quality jobs with potentially less impact on adjacent neighborhoods and <br /> roadways than with commercial uses. <br /> Industrial Uses <br /> The primary industrial area in Mounds View is located in the southeast corner of the City generally <br /> in the area of the intersection of County Highway 10 and Interstate 35W. The Mounds View <br /> Business Park provides a major portion of the industrial uses in the community.The business park is <br /> developed with the exception of a site on County Highway 10 at the west end of the business park <br /> which is projected for a future building expansion. In addition there are vacant sites and single <br /> family residential uses at the southwest quadrant of the intersection of County Highway 10 and <br /> Woodale Drive where future business park expansion could occur. Redevelopment of older <br /> industrial and commercial buildings along the north side of County Road H west of County Highway <br /> 10 for light industrial use should also be considered. Long term future industrial expansion should <br /> also be considered for the current Townsedge Terrace Manufactured Home Park and the adjacent <br /> Skyline Motel site along Old Highway 8. <br /> Land Uses Map Changes <br /> No land use plan map designation changes are proposed for a vast majority of the community that <br /> would change future land use. Some change to certain land use designation titles and definitions <br /> have been made to standardize land use designations in communities which are part of the North <br /> Metro I 35W Corridor Coalition. Appendix B on page 116 shows the parcels where land use <br /> designation changes are proposed and describes the proposed changes by parcel. <br /> Interim Uses <br /> Existing uses that were permitted at the time they were constructed in areas designated for future <br /> redevelopment shall be allowed to be continue and be maintained. It is not the intent of this plan to <br /> force people to move but to guide future usage of property when property owners decide to <br /> redevelop their property. <br /> Comprehensive Plan / Zoning Compatibility <br /> Table 9 on page 40 shows the zoning districts that are compatible with the various comprehensive <br /> plan land use designations. <br /> 39 <br />
