ADDENDUM F <br /> Students who attend Northwestern College of Chiropractic are typically older and <br /> somewhat more "settled" than undergraduate college students. The average age of <br /> the student population is about 27. Nearly one-half of the student body already has <br /> completed a four-year undergraduate education. Over one-half of the students are <br /> married. <br /> • <br /> Locating the college in the junior high school facility would increase housing <br /> demand in Robbinsdale and surrounding communities, particularly for rental units. <br /> The vast majority of students currently rent housing, paying estimated rents <br /> ranging from $260 to $320 for one- to two-bedroom units. It is estimated that at <br /> the school's current location, nearly 25 percent of the students live within walking <br /> distance. <br /> If the College were located in Robbinsdale, a relatively percentage ercentag e of <br /> students would likely reside in the community. This would occur because of the <br /> limited availability of rental units in Robbinsdale and the slightly higher rent <br /> structure. Most students would likely live in the surrounding communities of <br /> Brooklyn Center, Crystal, New Hope and North Minneapolis. <br /> Employment on the school site would be greatest under this alternative. Currently, <br /> the school employs a faculty and staff numbering about 55. This is anticipated to <br /> increase to 75 by 1986 based on enrollment projections. In addition to the school, <br /> employment associated with the recreation programs would be maintained and a <br /> few maintenance positions would likely result from the proposed residential <br /> development. <br /> • Retail sales would be generated both by the residents the development, as well <br /> as the students and faculty. Based on the previous per capita expenditure <br /> estimate, the residents could generate potential retail sales of $740,000 of which <br /> perhaps one-third would be retained within the City of Robbinsdale. In addition, <br /> general expenditures by campus students would likely accrue to local convenience <br /> stores and eating and drinking establishments. It has been estimated by a school <br /> official that about one-fourth of the students eat lunch off-campus daily. <br /> • <br />
