Recording of Lease. This lease shall be recorded with Ramsey <br /> County and it is intended that the agreements and covenants set forth in this lease <br /> shall run with the land and be binding upon the successors, heirs, or assigns of the <br /> City or the Association. <br /> Section 23. Entire Agreement. This lease, the Exhibits and other documents <br /> specifically referred to and incorporated herein by reference, contain the entire <br /> agreement between the parties, and there are no other terms, obligations, <br /> covenants, representations, statements or conditions, oral or otherwise, of any kind <br /> whatsoever. Any agreement hereafter made shall be ineffective to change, modify, <br /> discharge or effect an abandonment of this lease in whole or in part unless such <br /> agreement is in writing and signed by the party against whom enforcement of the <br /> change, modification, discharge or abandonment is sought. <br /> Section 24. Severability. If any of the terms, conditions or provisions of this <br /> lease or the application thereof to any person or circumstance shall, to any extent, <br /> be held to be invalid or unenforceable, the City and the Association agree hereby to <br /> the entry of an order of a court of competent jurisdiction which shall reform the <br /> relevant section or subsection so as to effect the objectives sought to be <br /> accomplished therein in the context of this lease including without limitation the <br /> purposes expressed in the Recitals. Whether or not the offending language is so <br /> • reformed, the remainder thereof and the application of such terms, provisions and <br /> conditions to persons or circumstances other than those as to whom it shall be held <br /> invalid or unenforceable shall not be affected thereby, and this lease and all the <br /> terms, provisions and conditions hereof shall, in all other respects, continue to be <br /> effective and to be complied with to the full extent permitted by law. <br /> Section 25. Notices. Any notice required or permitted to be given shall be <br /> deemed to be given upon receipt or refusal to accept delivery by United States <br /> registered or certified mail, postage prepaid, properly addressed to the address <br /> provided below. The City shall give Association (and any mortgagees who have <br /> provided written notice to the City of their interests and addresses to which notices <br /> should be sent) a copy of any notice served, delivered or mailed to the City which, <br /> in any manner, affects the Association's interests in the Property. Unless and until <br /> changed by notice as herein provided, notices shall be addressed as follows: <br /> To the Association: <br /> is <br /> To the City: <br /> • Section 26. Survival.
