(attached, detached, internal) <br />Where can it be located? (required setbacks) <br />A setback, or required yard, is an amount of space required between <br />two structures, or between a structure and a property line or utility line. <br />ADU design constraints: <br />How big can it be? <br />How small can it be? <br />How tall can it be? <br />What is the required ceiling height? <br />Where can the entrance be located? <br />If an internal ADU, are the existing stairs and windows adequate? <br />Is owner-occupancy required? If so, how is it defined and enforced? <br />Owner-occupancy: Many cities in the region require you to live in either the main house <br />or the ADU and will require filing a covenant with the county recorder. Some, but not all, <br />cities further define owner-occupancy to say how many days out of the year the owner <br />must reside there.
