Planning Commission Staff Report <br />10/18/2023 — Preliminary Plat, Alexander Gardens, Lot line Adjustment <br />Page 3 <br />60-Day Deadline <br />The application was received on September 25, 2023. The deadline for final action by the City <br />Council per State statute 15.99 is November 25, 2023. <br />Recommendation: <br />City staff recommends that the City of Mounds View Planning Commission recommend approval <br />of the preliminary plat for the Alexander Gardens plat to adjust the lot line between 8441 Fairchild <br />Avenue and 8492 Long Lake Road as depicted on the Preliminary Plat prepared by Lake and <br />Land Surveying Inc received by the City September 25, 2023 with the following findings of fact: <br />Findings of Fact for Approval <br />1) The request involves a lot line adjustment between two existing lots of record, the <br />properties at 8441 Fairchild Avenue and 8492 Long Lake Road. No new lots are being <br />created. <br />2) The plat does not involve the installation or modification to any public infrastructure or site <br />grading. <br />3) The preliminary plat meets the requirements in Sections 158.022 and 158.023 of the City <br />Code for preliminary plat approval. <br />Denial <br />If the Planning Commission wishes to deny the request, they need to prepare findings that would <br />articulate the reasons for denial. <br />Staff requests the Planning Commission recommend the City Council to approve Resolution <br />9815, by a motion. <br />Respe fully sub r'tted, <br />r - <br />Phil Carlson, AICP <br />Interim City Planner <br />Attachment(s): <br />1) Application <br />2) Plat <br />3) Resolution <br />The Mounds View Vision <br />A Thriving Desirable Community <br />
