RESOLUTION 9917 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION RECOMMENDING APPROVAL OF THE VOYAGER SUBDIVISION <br />PRELIMINARY PLAT, 7900 SUNNYSIDE ROAD; <br />WHEREAS, Joshua Beach and Cory Shae Beach ("Applicants") own the single family lot <br />located at 7900 Sunnyside Road ("Property"), legally described as: <br />Lot 103, Spring Lake Park Hillview; <br />PIN 063023420028; and <br />WHEREAS, the applicants have applied for a preliminary plat to be called Voyager <br />Subdivision creating two lots from the existing property, and <br />WHEREAS, the Mounds View Planning Commission has reviewed this request at its <br />meeting on May 1, 2024 including the Planner's report of the same date and considered the <br />code requirements and potential impacts of this plat; and <br />WHEREAS, the Mounds View Planning Commission approved Resolution 1171-24 on <br />May 1, 2024, and recommends Mounds View City Council approval; and <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View City Council <br />approve the preliminary plat for Voyager Subdivision, on the condition that the park dedication <br />fee of $3,500 (Three Thousand Five Hundred Dollars) is paid before the final plat is signed and <br />recorded and makes the following finding of facts related to this request: <br />Joshua Beach and Cory Shae Beach ("Applicants") own the property at 7900 Sunnyside <br />Road in Mounds View, Minnesota, legally described as Lot 103, Spring Lake Park <br />Hillview ("Property"). <br />2. The property is zoned R-1 Single Family Residential. <br />3. The applicants are requesting to subdivide the property into two residential lots in a plat <br />called Voyager Subdivision. <br />4. The R-1 district standards in the Mounds View zoning code require interior lots to be a <br />minimum of 75 feet wide and 11,000 square feet in area; corner lots must be a minimum <br />of 100 feet wide and 12,500 square feet in area. Lot 1 of the proposed Voyager <br />Subdivision plat is 108 feet wide and 14,587 square feet in area; Lot 2 is 123 feet wide <br />and 16,776 square feet in area. Both lots meet the minimum R-1 zoning standards. <br />5. Enter into the City standard Development Agreement and fulfill all conditions therein. <br />
