MOUNDtSV11 EW <br />�ity of Mounds View Staff Report <br />Item No: <br />Meeting Date: <br />Type of Business <br />City Administrator Review: <br />08B <br />May 13, 2024 <br />Council Business <br />To: Honorable Mayor and City Council <br />From: Phil Carlson, AICP, Stantec, City Planner <br />Item Title/Subject: PUBLIC HEARING: Resolution 9917 Approving the <br />Voyager Subdivision Preliminary Plat, 7900 Sunnyside Road <br />Introduction: <br />The Beaches own the single family lot located at <br />7900 Sunnyside Road, in the NW quadrant of <br />Sunnyside and Hillview Road. They want to <br />subdivide the property into two lots and are <br />applying for a subdivision to be called Voyager <br />Subdivision <br />Discussion: <br />The existing lot is 136' X 231', or 31,363 square feet <br />in size. There is an existing house on the east side <br />of the lot which would remain and an existing <br />garage in the middle of the lot which would be <br />removed. <br />The proposed plat would divide the parcel into two <br />lots: Lot 1 would be 108' X 136', or 14,587 square <br />feet; Lot 2, a corner lot with the existing home, <br />would be 123' X 136', or 16,776 square feet. <br />The minimum dimensions for single family lots in 'Wilt-"q'w& I �+ <br />the R-1 district are 75 feet wide and 11,000 square feet for interior lots, and 100 feet wide and <br />12,500 square feet for corner lots. In addition, the required side setback is 10 feet. The location <br />of the new common lot line between Lot 1 and Lot 2 would leave more than enough side setback <br />from the existing home. The proposed lots meet all zoning requirements. <br />Water and sewer service to new Lot 1 would be from Hillview Road. Grading for the new home <br />on Lot 1 would create swales on the west and north sides of the lot to direct drainage around the <br />new home and keep it from neighboring properties. Drainage and utility easements are proposed <br />around the perimeter of both lots. The preliminary and final plat, with notes, are illustrated on the <br />next page overlaid on an aerial photo. <br />
