08B <br />5/13/2024 — Preliminary Plat, Voyager Subdivision, 7900 Sunnyside Road <br />Page 3 <br />On May 1, 2024 the Mounds View Planning Commission approved Resolution 1171-24 and is <br />recommending approval of the preliminary plat for the Voyager Subdivision. <br />Strategic Plan Strategy/Goal: <br />Continue BR&E program, maximize utilization of development space and current list of available <br />sites, encourage land owners to maintain their properties, and is consider residential <br />redevelopment. <br />Financial Impact: <br />N/A <br />Staff Recommendation: <br />City staff recommends that the Mounds View City Council approves the preliminary plat for the <br />Voyager Subdivision plat located at 7900 Sunnyside Road as to divide the parcel into two lots as <br />depicted on the preliminary plat prepared by Kemper & Associates Inc. dated May 3, 2024, with <br />the following conditions and findings of fact: <br />Conditions for Approval <br />1) Joshua Beach and Cory Shae Beach ("Applicants") own the property at 7900 Sunnyside <br />Road in Mounds View, Minnesota, legally described as Lot 103, Spring Lake Park Hillview <br />("Property"). <br />2) The property is zoned R-1 Single Family Residential. <br />3) The applicants are requesting to subdivide the property into two residential lots in a plat <br />called Voyager Subdivision. <br />4) The R-1 district standards in the Mounds View zoning code require interior lots to be a <br />minimum of 75 feet wide and 11,000 square feet in area; corner lots must be a minimum <br />of 100 feet wide and 12,500 square feet in area. Lot 1 of the proposed Voyager Subdivision <br />plat is 108 feet wide and 14,587 square feet in area; Lot 2 is 123 feet wide and 16,776 <br />square feet in area. Both lots meet the minimum R-1 zoning standards. <br />5) The preliminary plat meets the requirements in Sections 158.022 and 158.023 of the City <br />Code for preliminary plat approval. <br />As required, a public hearing notice was published in the Pioneer Press on May 3, 2024, and <br />mailed to property owners within 500'. <br />Staff recommends approval of Resolution 9917, approving the preliminary plat of the Voyageur <br />Subdivision, a subdivision creating two lots from the existing lot at 7900 Sunnyside Road, by <br />motion <br />The Mounds View Vision <br />A Thriving Desirable Community <br />
