RESOLUTION 10011 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION APPROVING PRELIMINARY AND FINAL PLAT FOR HIDDEN <br /> HOLLOW NOOK AT 7149 PLEASANT VIEW DRIVE <br /> WHEREAS, Nathan Dornquast owns the property at 7149 Pleasant View Road, legally described <br /> as Lot 2, Block 1, HIDDEN HOLLOW SOUTH, Ramsey County, Minnesota, and Jason Stockwell, RFC <br /> Fields LLC, owns the adjacent property at 3033 Woodale Drive, legally described as Lot 46, KNOLLWOOD <br /> PARK RAMSEY CO. MINN., Ramsey County, Minnesota (both hereinafter collectively referred to as the <br /> "Owners"); and <br /> WHEREAS, the above noted properties are zoned R-1 Single Family Residential; and, <br /> WHEREAS,the above named Owners wish to adjust the lot line between the Dornquast lot at 7149 <br /> Pleasant View Drive and the Stockwell lot at 3033 Woodale Drive by proposing a plat to be called Hidden <br /> Hollow Nook;and <br /> WHEREAS, the Mounds View Planning Commission reviewed the preliminary and final plat, <br /> considered the code requirements and pertinent issues involved in the request, made findings of fact and <br /> recommends approval via its resolution of the preliminary and final plat for Hidden Hollow Nook. <br /> NOW,THEREFORE, BE IT RESOLVED that the Mounds View City Council ("City Council")hereby <br /> approves the preliminary and final plat for Hidden Hollow Nook as submitted on the Preliminary Plat and <br /> Final Plat survey maps from E.G. Rud and Sons dated 10/17/2024, subject to the following findings, <br /> conditions and requirements: <br /> Section 1. Findings of Fact for Approval. The City Council hereby makes the following findings of fact: <br /> 1) Nathan Dornquast owns the property at 7149 Pleasant View Road, legally described as Lot 2, <br /> Block 1, HIDDEN HOLLOW SOUTH, Ramsey County, Minnesota. Jason Stockwell, RFC Fields <br /> LLC, owns the adjacent property at 3033 Woodale Drive, legally described as Lot 46, <br /> KNOLLWOOD PARK RAMSEY CO. MINN., Ramsey County, Minnesota. <br /> 2) The applicants are requesting a new plat to be called Hidden Hollow Nook which adjusts the lot <br /> line between the two properties described above, adding 29,071 square feet to the Dornquast lot, <br /> resulting in a lot area of 41,5436 square feet for new Lot 1, Block 1 of Hidden Hollow Nook. An <br /> area of 29,071 square feet is removed from the Stockwell lot, resulting in a lot area of 30,000 square <br /> feet for Lot 2, Block 1 of Hidden Hollow Nook. <br /> 3) Both lots meet the minimum required 75-foot lot width and minimum required lot area of 11,000 <br /> square feet in the R-1 zoning district. <br /> 4) The request meets the standards for approval of a plat in Section 158 of the City Code. <br /> DOCSOPENWU210\339\987158.v6-11/19/24 <br />
