RESOLUTION No. 10012 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT <br />FOR A GARAGE ADDITION AT 6951 KNOLLWOOD DRIVE <br />WHEREAS, Wayne Spiering("Owner") owns the residential property at 6951 Knollwood Drive, <br />zoned R-1 Single Family Residential; and, <br />WHEREAS, the property consists of a house and detached garage. The square footage of the <br />existing detached garage is approximately 942 square feet. The applicant proposes an addition to the <br />garage, resulting in a 1,338-square-foot structure; and, <br />WHEREAS, Mounds View Zoning Code standards allow an accessory building of more than 952 <br />square feet only with a conditional use permit ("CUP"); and, <br />WHEREAS, the Mounds View Planning Commission reviewed the requested garage addition <br />project and has considered the code requirements and pertinent issues involved in the request, made <br />findings of fact and recommends approval via its resolution of the request for a CUP. <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council ("City Council") hereby <br />approves the conditional use permit for a 20-foot by 24-foot, 480-square-foot garage addition on the <br />property at 6951 Knollwood Drive, resulting in a total garage structure of 1,338 square feet, as submitted <br />by the applicant on survey drawings from E.G. Rud & Sons, Inc. dated 9-23-24, with revised dimensions by <br />the applicant at the Planning Commission meeting of November 6, 2024, subject to the following findings, <br />conditions and requirements: <br />Section 1. Findings of Fact for Approval. The City Council hereby makes the following findings of fact: <br />1) Wayne Spiering owns the residential property at 6951 Knollwood Drive. <br />2) The property consists of a house and detached garage. The square footage of the existing <br />detached garage is approximately 942 square feet. The applicant proposes an addition to the <br />garage, resulting in a 1,338-square-foot structure. <br />3) Mounds View Zoning Code standards allow an accessory building of more than 952 square feet <br />only with a conditional use permit. <br />4) The requested garage addition will not significantly impact surrounding properties and meets the <br />standards for approval of a conditional use permit in Section 160.087 of the Mounds View Zoning <br />Code. <br />Section 2. Approval of the CUP.
