RESOLUTION 1171-24 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION RECOMMENDING APPROVAL OF THE VOYAGER SUBDIVISION <br />PRELIMINARY PLAT AT 7900 SUNNYSIDE ROAD; <br />MOUNDS VIEW PLANNING CASE M12024-0001 <br />WHEREAS, Joshua Beach and Cory Shae Beach ("Applicants") own the single family lot at 7900 <br />Sunnyside Road ("Property"), legally described as: <br />Lot 103, Spring Lake Park HiIlView; <br />PIN 063023420028; and, <br />WHEREAS, the Applicants have applied for a preliminary plat to be called VOYAGER <br />SUBDIVISION creating two lots from the existing Property, and, <br />WHEREAS, the Mounds View Planning Commission has reviewed this request at its meeting of <br />May 1, 2024 and the Planner's report of the same date and considered the code requirements and <br />potential impacts of this plat. <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission makes the <br />following finding of fact related to this request: <br />1. Joshua Beach and Cory Shae Beach ("Applicants") own the property at 7900 Sunnyside Road in <br />Mounds View, Minnesota, legally described as Lot 103, Spring Lake Park HiIlView ("Property"). <br />2. The property is zoned R-1 Single Family Residential. <br />The Applicants are requesting to subdivide the property into two residential lots in a plat called <br />Voyager Subdivision. <br />4. The R-1 district standards in the Mounds View zoning code require interior lots to be a minimum <br />of 75 feet wide and 11,000 square feet in area; corner lots must be a minimum of 100 feet wide <br />and 12,500 square feet in area. Lot 1 of the proposed Voyager Subdivision plat is about 108 feet <br />wide and 14,587 square feet in area; Lot 2 is about 123 feet wide and 16,776 square feet in area. <br />Both lots meet the minimum R-1 zoning standards. <br />5. The preliminary plat meets the requirements in Sections 158.022 and 158.023 of the City Code <br />for preliminary plat approval. <br />
