Mourns VA,Ev June 2, 2021 THUY THI BUI 6230 STARLITE BLVD NE FRIDLEY, MN 55432 RE; Notice of Rental Dwelling License Revocation Hearing (2075 Hillview Road; 2081 Hillview Road) Dear Thuy Thi Bui: You are currently licensed by the City of Mounds View (the "City") to operate 12 rental dwelling units in the two multi -family buildings located at 2075 Hillview Road and 2081 Hillview Road ( collectively, the "Rental Properties"). Since January of 2021, City staff has made numerous inspections at said Rental Properties pursuant to its City-wide rental licensing program requirements. Following those inspections, a total of ten corrective notices, five for each address, have been mailed to you outlining numerous items that need to be corrected to ensure that the Rental Properties are safe and otherwise meet City standards. Despite the repeated corrective notices and numerous inspections conducted over the course of the past five months, you have failed to comply with the City's requirements. Specifically, as of the date of this letter, none of the corrections required in the City's most recent corrective notices, which were mailed on May 20, 2021, have been made in accordance with City standards and requirements, and the only permit that has been requested is for a water heater replacement. In addition to those corrective notices, the City also sent you a separate letter on April 22, 2021 following a fire that started in Unit #4 of 2075 Hillview Road. The requirements set forth in that letter have also not been adequately addressed. Copies of all three of the above - referenced and most recent corrective notices are enclosed herewith for your reference. Mounds View City Code, section 1012.05, subd. 2 allows the city council to revoke a rental dwelling license if a licensee is in violation of the City's rental licensing requirements, including a licensee's failure to correct deficiencies noted in City corrective notices. Based on your inability to make the required corrections to the Rental Properties and your longstanding disregard of City requirements, I will recommend to the city council that it revoke your rental dwelling licenses for the Rental Properties unless all required corrections are deemed satisfied during the next inspections, which are scheduled for June 10, 2021.
