Mounds View City Council May 14, 2001 <br />Regular Meeting Page 13 <br />• <br />• <br />with the Minor Subdivision of 8360 Pleasant View Drive and 8360 Spring <br />Lake Road. <br />Council Member Marty returned at 8:38 p.m. <br />Community Development Director Ericson noted he would explain Council Business Items lOB <br />and l OC together but noted they needed to be voted on separately. <br />Community Development Director Ericson explained that this is a request by Steve Redfield to <br />split off a small portion of land on Spring Lake Road and combine it with a vacated part of <br />Pleasant View Drive to create an 18,236 square-foot buildable lot. He noted that when Pleasant <br />View Drive went in there was an extra highway easement dedicated which is not needed and <br />does not match up with properties to the north or south. <br />Director Ericson explained that Mr. Redfield has worked out an arrangement to purchase the area <br />under the easement that is requested for vacation. <br />Director Ericson noted that both remaining lots would satisfy the minimum lot size requirements. <br />He noted there is a park dedication fee of $794.00 required which is based on five percent (5%) <br />of the land value of the area being created for the lot. <br />Director Ericson indicated that Staff and the Planning Commission recommend approval and <br />noted that the City Attorney needed to verify the data in the Registered Land Survey. <br />Mayor Sonterre opened the public hearing at 8:44 p.m. <br />Mayor Sonterre closed the public hearing at 8:44 p.m. <br />MOTION/SECOND: Quick/Marty.
