Description: Lots 8 Lhru .13, Block 3 <br />Greenfield Plat 2 <br />SUMMARY OF REQUEST <br />Applicant Proposes to: <br />1) Resubdivide the property from the existing 16 lots to 12 lots. <br />2) Rezone these 12 lots from R-1, Single Family Residential to <br />R-3, Medium Density Residential. <br />3) Construct a 4-unit building and accompanying garage structure <br />upon each of these 1.2 lots. <br />PLANNING CONSIDERATIONS <br />Zoning and Lane Use: <br />1) Existing zoning on the property is It-1, Single Family Residential. <br />The existing zoning for the properties surrounding the parcels <br />under consideration are shown on Exhibit 4. The applicant is <br />requesting a rezoning from its present R-1, Single Family Residen- <br />tial zone to R-3, Medium Density Residential zone. R-3, Medium <br />Residential zones include structures up to and including 6 units. <br />A fourplex structure is a permitted use in a R-3 Residential zone. <br />2) The Comprehensive Plan denotes tie area in question as being <br />Medium Density Residential. Medium Density, per the Comprehensive <br />Plan, is defined as being 3 to 6 units per acre. This property is <br />4.05 acres in size, with 48 residential units proposed. This <br />equates to a density of just under 12 units per acre. <br />It should be noted that there is a contradiction between densities <br />recommended by the Comprehensive Plan and those which, when equated, <br />are required based upon the existing Zoning Code. For example, <br />the Comprehensive Plan recommends Low Density Residential (Single <br />and Duplex dwellings) as 1 to 2 units per acre. This equates out, <br />for both single and duplex dwellings needing, minimally, 1/2 acre <br />lots (21,780 square feet). This figure is nearly twice the lot <br />size required for single family lots and over 9,000 square feet <br />greater for duplex lots based upon Zoning Code requirements. <br />The same applies to the Comprehensive Plan designation of Medium <br />Density Residential. The Comprehensive Plan recommends 3 to 6 <br />( units per acre for Medium Density Residential. Using the most <br />dense figure, 6 units per acre, 7,260 square feet of property per <br />unit would be require based upon the romprehensive Plan, whereas, <br />
