The <br />building shall be designed fora possible future addition. <br />LOCATION: It is desired to locate the project in the proposed Hounds View <br />site, which is adjacent to a Mcikulaid's restaurant. The lot is <br />a portion of Parcel 1, Block 3, 2'4 acres, <br />There is a 6" water main avallable, 2" g:Is :md underground power <br />and an 8" existing sanitary sewer on the south side of Program <br />Avenue with stub -out. <br />/ BUILDING: 111e building will be "I." shaped, Lwo stories: with space for expansion. <br />1 <br />The construction shall be load -bearing; concrete block walls <br />between rooms with precast prestressed concrete plank floors. <br />Exterior walls shall be brick and cement pl,lster. The roof <br />system shall be wood trusses with a::phalt shingle roof. <br />SITE: The site shall he complete with bituminous parking, drives, <br />cement walks, bcrmcd lawn areas and plantings. <br />AMENITIES: It is ant clp:Ited that the motel should IpIVP a high occupancy <br />rate due to the proximity Lo Highway 10 and 35W. The relation <br />to a restaurant would aisn gre.rely enhanCe the motel, <br />TIME <br />SCHEDULE: It is hoped that if favorable actlon is taken by the Planning <br />Commission, that drawings can be completed by the first part <br />of May and bids taken for Spring construction with completion <br />and occupancy by January 1, 1964. <br />FINANCING: The financing for this project shall be by private sources. <br />MARKETING: Ilia project shall be suited to an occupancy bnsically by <br />business men and their families due to the proximity to <br />Highway 10 and 35W. <br />
