EXHIBIT 2A <br />DEVELOPMENT AGREEMENT NO. 83-58 <br />In addition to the foregoing conditions, Developer agrees to the <br />following: <br />1. Payment of all City expenses will be made within thirty <br />days of receipt from the City by the developer. <br />2. Covenant of easement for drainage and access will be <br />filed at Ramsey County Court House between Tract A and <br />Tract B of the exhibited Surveyors Certificate. <br />3. Easements will be given for sewer and water services <br />for Tract B through Tract A after location is found. <br />Final location of sewer and water service will not fall <br />within five feet of the foundation. If they are found <br />to be closer they are required to be relocated. <br />4. Payment of 10 percent cash for Tract A is required for <br />Park Fund Dedication before approval of final deed for <br />filing. <br />5.
