MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION 140, 73-83 <br />CITY OF MOUND" VIEW <br />COUNTY OF RAMSEY <br />STATE OF M1NNI;50TA <br />RECOMMENDATION TO TIIE CITY COONCIL REGARDING <br />PLANNING CASK 123-03, SAM DALBERG/GLUNN HANSON <br />WHEREAS, the Mounds View Planning Commission has reviewed the <br />application from Sam Dalberg and Glenn Manson for approval of the <br />following: <br />1) A minor subdivision (2 lots into 3). <br />2) A rezoning of the easterly 2 of the proposed 3 lots from <br />R-1, Single Family Residential to R-3, Medium Density <br />Residential. <br />3) A conditional use permit to construct townhouses on R-3 <br />zoned property. <br />4) Development approval to construct the townhouses; and <br />® WHEREAS, the Mounds View Planning Commission has received and <br />has reviewed the report from City staff regarding this request; and <br />WHEREAS, the Mounds View Planning Commission finds that the <br />proposed minor Subd.i.viSion request mocks minimum Zoning Code require- <br />ments for square footage, frontage, and setbacks; and <br />WHEREAS, the Planning Commission also finds that an R-3 zoning <br />is an appropriate transitional zone between a Single/Two Family <br />Residential zone and Hiyli Density Residential zone; and <br />WHEREAS, the construction of townhouses at this location is <br />also an appropriate use; <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Commission recommends to the City Council approval of the following, <br />based upon the revised site plan: <br />1) The minor subdivision request (2 lots into 3). <br />2) The two lots which front Silver Lake Road to be rezoned <br />from R-1, Single Family Residential to R-3, Medium Density <br />Residential. <br />3) A conditional use permit for the construction of two <br />townhouse dwellings in an R-3 zone. <br />4) Development approval to construct townhouses including <br />site improvements. <br />
