This review has included the City Engineer and <br />Attorney. I now offer you the following direction pursuant to <br />the reviews that have Laken place: <br />1) Your proposed final Plat is ❑oL in a form which is <br />acceptable by Ramsey County for filing. Secondly, <br />since your proposed Final Plat represents your inter- <br />pretation of City Council direction given to you on <br />March 9, 1901, it is recommended that you use this <br />final plat. as a "modified" preliminary plat based on <br />the direction given by the City Council. Therefore, <br />your request to the Council would then be to review <br />the modified preliminary plat for their approval so <br />you can move to final plat stage. <br />2) Your modified preliminary plat should include a drain- <br />age plan that will meet the requirements of Resolution <br />No. 903 and Ordinance Nos. 301 and 305. <br />3) Your modified preliminary plat submission should include <br />a statement of your intentions and method of serving <br />the property with necessary utilities. <br />4) As you are aware, a Park Fund Dedication is due for <br />your subdivision. You should provide the City with an <br />appraised value of the land with which the City could <br />base a dedication on. Please note the City does have <br />the right to ::eek its own appraisal should the value be <br />disputed. <br />
