DeBenedet, P.E. <br />Consulting Engineer <br />August 10, 1982 <br />Mr. Prank Kampel <br />City of Mounds View <br />2401 Highway 10 <br />Mounds View, MN 55112 <br />Dear Mr. Kampel: <br />This letter is in response <br />1982 Mounds View Planning <br />to the proposed Knollwood <br />Herr Construction Company. <br />to questions raised at the July 7, <br />Commission regular meeting with regard <br />Green Condominium Development of Wayne <br />We will revise the building construction plans to enable us to <br />meet all setback distances; specifically a 20 foot setback from <br />curb to building and relocate the buildings to maintain a 40 foot <br />setback from, and at right angles, to T.H. 10. <br />We are proposing to construct an emergency vehicle access from <br />Oakwood Drive on the south through the 25 foot right of way of <br />Knollwood Drive. In order to provide an access which is wide enough <br />to meet city requirements we will be left with no room for snow stor- <br />age along the sides of the pavement. We are proposing to address <br />this problem by requiring in the homeowner's association covenants <br />that the homeowner's association provide for snow removal in this <br />area with snow being disposed of in the open areas on the site; <br />not on the right of way of Knollwood Drive. <br />The Rice Creek Watershed DistricL has approved our permit applica- <br />tion. As you are aware this was based on an earlier site plan. <br />However, I am familiar with the requirements of the Watershed <br />District and it is my opinion that the permit approval will be valid <br />provided that we submit a copy of the revised site plan showing a <br />storm water retention facility which has a volume equal to that <br />originally proposed.
